A non-QM loan (Non-Qualified Mortgage loan) is a home loan that doesn't meet the standard lending rules for a Qualified Mortgage (QM), but it can still be a legitimate and responsible mortgage option.

It does not mean the loan is "bad" or "subprime." It simply means the lender uses different methods to evaluate your ability to repay.


Who are Non-QM loans for?


They're commonly used by borrowers such as:


- Self-employed individuals with significant business deductions.
-Real estate investors.
-Freelancers or gig workers with irregular income.
-High-net-worth individuals with substantial assets but lower reported income.
-Recent retirees living off investments.
-Borrowers who have had a recent bankruptcy, foreclosure, or other credit event but have otherwise recovered financially.


How do non-QM loans differ from conventional loans?


Qualified Mortgage (QM)
Non-QM
Uses traditional income documentation (W-2s, tax returns, pay stubs)
May use bank statements, assets, or rental income instead
Meets strict government lending guidelines
Doesn't meet all QM rules, but still requires ability-to-repay evaluation

Common types of non-QM loans


Bank statement loans: Income is determined using 12–24 months of bank deposits instead of tax returns.
DSCR (Debt Service Coverage Ratio) loans: Popular with real estate investors; qualification is based primarily on whether the property's rental income covers the mortgage payment.
Asset depletion loans: Qualify using investment or retirement assets rather than employment income.
Interest-only loans: Allow interest-only payments for an initial period (if offered by the lender).
Recent credit event loans: Designed for borrowers who have experienced bankruptcy, foreclosure, or a short sale more recently than conventional guidelines allow.

Useful for investors and self-employed borrowers.


Cons
Higher interest rates than many conventional mortgages.
May require a larger down payment.
Stricter reserve (cash savings) requirements.
Fewer lenders offer these products.



Example
Imagine you're self-employed:

You earn $250,000 annually.
After business deductions, your tax return shows only $90,000 of taxable income.
A conventional lender might qualify you based on the $90,000 figure. A non-QM lender could instead review your business and personal bank statements to demonstrate that your actual cash flow supports a larger mortgage.



Are non-QM loans safe?
Yes, when obtained from a reputable lender and when the loan fits your financial situation. After the 2008 financial crisis, lenders making non-QM loans are still generally required to make a good-faith determination that borrowers have the ability to repay. The main tradeoff is that you'll often pay a somewhat higher interest rate or fees in exchange for more flexible underwriting.
